Property Manager / Operations - Local Retail, Office, Light Residential
Willner Properties, a relatively small King of Prussia based mixed use real estate development, leasing and management company is excited to hire an experienced property manager to manage the day-to-day operations of our diverse locally based portfolio.

RESPONSIBILITIES include but are not limited to:
Supports management’s efforts with day-to-day implementation of policies, procedures, and programs that will ensure well-managed and well-maintained building.
Places maximum emphasis on the concerns and needs of the tenants, as well as environmental health and safety, maintenance, and repair programs in coordination with ownership goals and objectives.
Maintains administrative files and records, relevant to building operations and tenants. Prepares written reports as required by operating procedures for building and other incidental correspondence pertinent to management operation.
Handles all aspects of the day-to-day operations of the properties, including working with accounting, tenant relations, contract management, maintenance and repair, security, janitorial, services, landscaping, snow, removal, etc.
Handles tenant complaints and service requests in accordance with the terms of the tenant leases.
Assists our Controller in the preparation of the annual budget, reporting and financial performance of the property.
Conducts periodic inspection of the properties, tenant spaces and vacancies to ensure compliance with leases and proper upkeep of the property.
Coordinates and manages property, services and building systems, HVAC, landscaping, window, cleaning, snow, janitorial, life, safety, general maintenance, etc. and periodically meets with vendors.
Assists in the production of monthly reporting.
Obtains estimates/bids for repairs/replacement and upgrades at the properties. Monitors progress of buildouts.
Sorts, codes, and ensures accuracy in compliance with contracts and related invoices.
Investigates cost reduction opportunities.
Assists Controller with questions related to the property and resolution of vendor issues.
Assists account receivable team to ensure tenant payments are timely and communicates with tenants when there is a need for collections and answers tenant questions pertaining to invoices.
Qualifications:
Must bring five (5) + years of Office and/or Property Management experience.
Must possess a bachelor’s degree, preferably in a related field.
Must be proficient in MS Word, Outlook and Excel and have knowledge of property management, and accounting software, like Rent Manager, Yardi, or MRI.
Must live within a 40-minute rush-hour commute radius of our King of Prussia offices.
Must show strong attention to detail and ability to prioritize and multitask.
Must effectively communicate, both orally and in writing with peers, managers, and clients.
Previous experience in analyzing and negotiating commercial lease and/or contractual language is preferred.
Must be dependable, flexible and possess the ability to maintain a high level of confidentiality.
Brings proven experience in management, evaluation, development, and motivation of associates.
Has ability to travel around the local area within 30 minutes or so of King of Prussia to visit, tour and inspect properties.
Demonstrates proactive and good follow-through skills.

Pay: $75,000.00 - $115,000.00 per year
