Essential Functions:
- Responsible for the proper maintenance of all resort facilities, buildings and grounds.
- Resolution of guest concerns regarding facility issues.
Problems and Challenges of Position:
- Must work conscientiously and efficiently to ensure duties are completed in a timely manner.
- Ability to work long hours on weekdays, weekends and holidays.
- Ability to work extended hours outside in sunny or damp conditions
- Technicians may be assigned any shift during a 24-hour period, either temporarily or permanently. Any shift may change at any time based on the needs of the employer’s operations.
- Must have a Valid Driver’s License.

- Know when to communicate problems to Manager.
- Be able to work independently, following up and properly communicating with management and other staff members are essential.

Educational and/or Experience Requirements:
- High school graduate or equivalent desired.
- Basic knowledge in the areas of electric, plumbing and HVAC operations and maintenance.
- Ability to work with basic hand tools (supplied by the company) to make hotel repairs as needed.
Mathematical Skills:
- Add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, decimals, etc. for proper use of tools and systems.
Language Skills:
- Ability to understand directions given.
- Excellent communication skills and a positive attitude.
- Ability to communicate verbal and written communications in English. Bi-Lingual preferred.
Essential Duties and Responsibilities:
Specific Job Duties
- Responds to guest reports of facility maintenance problems and issues in a prompt and professional manner by diagnosing the problem and repairing or arranging for the repair of the problem.
- Secures building and occupants by maintaining alarm and fire protection devices.
- Keeps equipment operational, systems and building ready for use by completing regular preventative maintenance according to schedule, maintaining maintenance records, following policies and procedures, completing repairs and installing replacement parts and reporting needed changes.
- Maintains building accessibility and appearance by picking up litter and removing trash.
- Completes special requests by hauling files, boxes, and moving furniture with a hand cart or assistance from a co-worker. When setting up furnishings safely, follow manufacturer’s operating and care guidelines, completing repairs and installing replacement parts.
- Maintains building climate by trouble=shooting HVAC equipment.
- Maintains lighting by installing light bulbs and ballasts, repairing basic electrical wiring and fixtures.
- Maintains system for conveying liquids and liquid waste by installing and repairing plumbing apparatuses.
- Maintains safe and clean working environment by complying with procedures, rules and regulations.
- Updates job knowledge by participating in educational opportunities and reading technical publications.
- Enhances maintenance department and organization reputation by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
- Plunge toilets, replace toilet parts, clean drains (using drain auger when needed) and repair any leaks as necessary.
- Change light bulbs or sockets, repair lamps, check circuit breakers, check and replace TVs and TV remote controls, check and repair TV cables and connectors, clean outside lenses for bugs.
- Hose off pool deck, straighten pool chairs and pick up trash in pool area.
- Repair lawn sprinkler system, pick up litter as necessary and pick-up trash wherever needed.
- Paint interior rooms as needed. Move/set-up furniture, change door locks, check AC units for Freon and/or water leaks, touch up paint on walls/baseboard as needed.
- Respond to requests from guests for assistance with luggage.
- When requested, survey a problem, accurately measure and bound the situation and clearly report the findings to management for creation of an action plan.
- All duties should be accomplished with the highest standards of care and quality in a timely manner.
- When any task is completed, the work area should be cleaned and ready for guest use.
- Technicians are always required to maintain safe workplace practices, utilize all OSHA required safety equipment and protection and to report any unsafe conditions to their manager immediately when discovered.
