Job Description
PATCO CONSTRUCTION is actively seeking a Residential Project Manager. The Residential Project Manager is responsible for managing all aspects of the project beginning at the selection of materials through construction and warranty. The Project Manager ensures customer satisfaction, construction quality, site safety and timely construction completion. The position is a combination of visiting jobsites in the morning and working in the office in the afternoon, approving invoices, scheduling subcontractors and responding to emails.

Experience
· Associates degree in construction or significant residential construction experience
· Two years or more of construction project management experience
Important Position Metrics
· Meet cycle time targets set for each house
· Overall effectiveness regarding organizing and scheduling, minimizing pre-walkthrough inspection items and warranty items

Responsibilities
Preconstruction
- Review plans and specifications
- Meet with customers for color and material selections
- Prepare and acquire building and other permits required to build home
- Coordinate excavators and framing crews before job starts
- Prepare a construction schedule
Construction
- Oversee job sites daily, insuring timely completion of job
- Keep job sites clean
- Make sure job sites are plowed of snow as needed
- Call clients once a week to provide updates on status of job, completion schedule and date of homeowner orientation; answer questions and set expectations
- Timely response to customer and Trade Partner calls or emails
- Notify trade contractors and material suppliers far enough in advance to assure materials are delivered and trade contractors arrive on schedule
- Schedule municipal inspections as required
- Schedule portable toilets, dumpsters and job clean-up
- Keep job files updated and correct
- Prepare and manage change orders and billing for all extras and allowances
- Produce and process invoices with cost codes and budgets in a timely manner. Control payment to Trade Partners by valuation or percentage of completed work
- Schedule all Trade Partners within 5 days of the start of framing
- Input, maintain and update Buildertrend (production scheduling program) including change orders, plans and specifications, and job site photos (twice a week)
- Keep track of all budgets in Sage (job costing software)
- Notify and get supervisor approval for all budget overages before approval of invoices
- Responsible for giving supervisor weekly update on jobs at Production Meetings
- Maintain compliance with Company Safety policies
- Fill out job inspection forms as subcontractors complete their work and maintain the Burn List on each job
Close-out and Warranty
- Make sure job is complete before walk-through with minimal defects per house
- Prepare extras and allowances for approval one week before closing
- Make sure Home Warranty package at walk-through is complete
- Ensure all punch-lists items are completed within allotted time
- Responsible for all warranty requests on residential jobs and completion of warranty items within a timely manner
- Communicate status and changes to help Administrator keep the warranty log current
- Prepare and distribute the Project Variance Report on a timely basis
