Duties and Responsibilities:
*Day to Day Maintenance Operations which includes but is not limited to the following:
*High level maintenance work
*Leading and scheduling the maintenance team and review of work orders and turns daily
*Pursuing and scheduling contractors when needed
*All ordering of maintenance supplies and supplies needed for contractors
*Capex project involvement with our project manager
*Forward thinking and planning to gain efficiency in the maintenance arena
*Unit Turn Projection preparation and ordering based on manager inspections and input but keeping in mind costs and strategy related to value engineering
*Ensuring general maintenance and upkeep of our properties and their systems
*Be on site daily to address any issues and ensure compliance with safety regulations
*Provide regular updates to management on project status (on a daily basis) as well as input
notes into our management software, including cost projections, timelines, and potential risks via daily reporting on unit/project status
*Hands on mechanical and maintenance aspects of re-development projects, ensuring efficient execution and timely, on-budget completion
*Meet project timelines, resources, and budgets to ensure adherence to set goals and objectives
*After probation period, job will have one day of administrative duties that could be completed from home
Required Skills and Qualifications:
*Intermediate computer skills with experience with Microsoft Exchange and preferred previous work with property management software.
*Strong organizational and project management skills, with the ability to multitask and prioritize effectively, while monitoring budgets and timelines. Be mindful of potential
specification or changes in labor practice to increase efficiency.
*Ability to troubleshoot and make changes as required to scope and/or materials to facilitate the schedule and complete necessary work items in a timely manner.
*Excellent communication and interpersonal skills, with the ability to collaborate effectively with diverse teams.
*Knowledge of building codes, regulations, and safety standards. Knowledge of general maintenance procedures and practices including but not limited to drywall/paint, carpentry, plumbing, electrical, HVAC.
*Ability to travel to jobsites located within southwestern Ohio to perform daily tasks.
*Knowledge of the Cincinnati market.
*Residency preferred in the Cincinnati Region (not a commuter position)

Pay: $65,000.00 - $85,000.00 per year
