Common Area Manager

Common Area Manager -20 hrs Weekly$12,000 per Year
DESCRIPTION OF SERVICES. Functioning as Common Area Manager for First Homes, the Common Area Manager shall provide a survey of each listed asset of First Homes and recommend maintenance, repairs, and improvements for action by the Board of Directors, with an expectation of at least 20 hours of work each week performed:
a. Private Streets: See office file for locations. Inspect quarterly for broken/cracked asphalt and pot holes. Problems found should be recorded on a CGFHA map, provided by CGFHA, and reported to the Common Area Maintenance Chairperson and President for presentation to the Board of Directors.
b. City Streets: See office file for locations. Inspect quarterly for broken/cracked asphalt and pot holes. Problems found should be recorded on a CGFHA map, provided by CGFHA, and reported to the Common Area Maintenance Chairperson and President for presentation to the Board of Directors and to the City of Newport News.
c. Sidewalks, Curb and Gutters: See office file for locations. Insect quarterly for broken/dripped concrete-give locations for replacement/repairs. Problems found should be recorded on a CGFHA map, provided by CGFHA, and reported to the Common Area Maintenance Chairperson and President for presentation to the Board of Directors.
d. Assigned Parking Spaces-Decals-Lines and Yellow Curbing: See office file for proposal for 2019 – inspect for missing decals and lines. Problems found should be recorded on a CGFHA man, provided by CGFHA, and reported to the Common Area Maintenance Chairperson and President for presentation to the Board of Directors.
e. Lights: Street (Security) lights (93) VA Power Night watch Lights: See office file for locations. Inspect monthly for bad bulbs/vandalism, (in the evening when the lights are on). Report problems to Dominion VA Power for repairs. The work order number should be noted and follow-up done as needed. Problems found should be recorded on a CGFHA map, provided by CGFHA, and reported to the Common Area Maintenance Chairperson and President for presentation to the Board of Directors.
f. Signs: Community (4), No Trespassing (28): See office file for locations. Inspect monthly for missing/damaged signs. Problems found should be recorded on a CGFHA map, provided by CGFHA, and reported to the Common Area Maintenance Chairperson and President for presentation to the Board of Directors.
g. Storm Drains – Common Area: Inspect every two months for drops, cave-ins, or missing lids. Problems found should be recorded on a CGFHA map, provided by CGFHA, and reported to the Common Area Maintenance Chairperson and President for presentation to the Board of Directors.
h. Common Area and Trees: Inspect common area grounds quarterly for cave-ins and holes; inspect all trees for damages such as lighting strike, broken limbs, or dead trees, and limbs touching homes; check common area grounds weekly, to insure that no unauthorized activities are being conducted. Problems found should be recorded on a CGFHA map, provided by CGFHA, and reported to the Common Area Maintenance Chairperson and President for presentation to the Board of Directors.
i. Sewer Back-ups; Parking Spaces and Common Area: Inspect weekly for back-ups – report location to Drain Wizard for cleanout.
j. Dumpster and Pads (40): See office file for locations. Inspect monthly for damages and repairs. Problems found should be recorded on a CGFHA map, provided by CGFHA, and reported to the Common Area Maintenance chairperson and President for presentation to the Board of Directors.
k. Playground and Equipment: Inspect weekly for damages and weaknesses. Problems found should be recorded on a CGFHA map, provided by CGFHA, and reported to the Common Area Maintenance Chairperson and President for presentation to the Board of Directors.
l. Designated Parking Spaces:
(1) Inspect all parking spaces, visitor’s spaces for
inoperable vehicles and parking violations (this may have to be done some evenings as well as during the day). Issue violation notices within every (12) days of each month, keeping a record on all written notices. Contact to tow any vehicle that needs to be towed after proper notice and provide information for towing (license plate number, made and model of vehicle, etc.)
(2) Inspect all parking spaces for auto fluids – issue
a notice of violation(s) and follow up within (5) working days. If the vehicle is leaking fluids excessively, owner is to be notified by letter to remove vehicle and have repaired before using assigned parking spaces again. Homeowners will be held responsible for re-paving of parking spaces due to damage from vehicle fluids. Problems found should be recorded on a CGFHA map, provided by CGFHA, and reported to the Common Area Maintenance Chairperson and President for presentation to the Board of Directors.
m. Oversee all Common Area Contractors with the exception of Bulk Waste/Trash/Pick-Up Contractor: A description of services for each contractor will be given to the Common Area Manager for his review. After contractor services are rendered, make an inspection of their work and report to the Chairperson for the common Area any deficiencies noted.
n. Vehicle Maintenance in the Common Areas: Spot check parking spaces on a random basis to insure that no major vehicle maintenance is being performed in parking spaces or any other area of the common grounds. Problems should be recorded on a CGFHA man, provided by CGFHA, and reported to the Common Area Maintenance Chairperson and President for presentation to the Board of Directors.
