DESCRIPTION:
As a Land Development Manager, your primary responsibility will be overseeing the entitlement and development of land for residential and mixed-use subdivisions. The role requires an understanding of horizontal land development and experience in coordinating with cities and project engineers.
KEY DUTIES FOR THIS POSITION:
- Work with cities and counties to progress developments
- Collaborate with the land acquisition to assess target site development viability, development cost, and timeline. Perform due diligence to aid in the decision of acquisition as needed.
- Manage third-party consultants such as engineers, architects, planners, geotechnical/environmental specialists to secure zoning and permits for residential subdivision development.
- Create and manage development schedule and budget and hold all parties accountable. Report to senior management on a weekly basis.
- Review design and construction plans and specifications to ensure adherence to project vision and budget.
- Coordinate with all franchise utilities (gas, electric, data, TV, etc.) to ensure timely delivery of services.
- Oversee construction activities to meet all jurisdictional requirements for final subdivision acceptance.
- Manage all consultants' and contractors’ contracts, invoices, change orders, and project closeouts.
Additional Responsibilities:
WE’RE LOOKING FOR SOMEONE WITH:
- 4+ years of land development experience
- Familiar with zoning, entitlement, and subdivision requirements in central Texas
- Project Manager or extensive experience in project management
- Project Engineer (PE) preferred but not required
- Bachelor's degree in Civil Engineering, construction management, land planning, or related fields
- Experience with production homebuilder or master developer (preferred)
- Strong communication skills
- Proficiency with MS Office applications with advanced skills in Excel
- Ability to work in a fast-paced environment with tight deadlines
- Detail-oriented with end goals in mind.

Pay: $110,000.00 - $120,000.00 per year
