Job Description:
We are looking to hire a part-time, experienced ON-SITE Property Manager for a gorgeous, newer apartment community located across the street from the beach and boardwalk in Santa Cruz, CA. This property is smoke free. The work schedule will be Monday - Friday, approximately 3-4 hours per day, and be available to take leasing calls & meet vendors/prospective residents during the hours between 8am and 6pm. You may have part-time outside employment, but must be able to fulfill the required duties during the day. The manager must be able to respond to emergency calls 24 hours a day, 7 days a week.
Job Duties include, but are not limited to:
- Moderate Building maintenance and custodial duties, daily trash pick up, touch up sweeping/cleaning of all common areas.
- Oversee various contractors for building repairs.
- Greet prospective tenants and provide information on apartment inquiries.
- Respond to leads promptly, answer prospective calls and conduct property tours.
- Schedule move-ins and accurately prepare lease agreements and other related paperwork.
- Maintain thorough market surveys of competition properties.
- Maintain prospect traffic and leasing data and other computer data entry as necessary on spreadsheet applications.
- Maintain superb relationships with all tenants.
- Regularly inspect property, daytime and nighttime, recording deficiencies, and taking any required actions according to Company guidelines to insure a safe environment for tenants and guests.
- Write approved letters and memos, lease violations, rent increases, lease renewals, and 3-day notices.
- Process rental payments with rent collection software, monitor accounts, make bank deposits.
- Follow company policies and procedures & be a team player.
- Schedule & follow up on work orders and vacant turnover work.
- Effectively & promptly address resident relations issues, complaints and problems.
- Enforce rules and regulations with tenants.
Qualifications:
- Must reside ON-SITE.
- Ideal candidate is self-motivated, friendly, energetic, and a team player.
- Have ability to perform minor to moderate repairs.
- Five or more years' experience in multi-family residential property management.
- High School diploma or equivalent.
- 625 or higher credit score.
- Proficient understanding of word and spreadsheet applications.
- Ability to multi-task and work under pressure.
- Must maintain a professional image with good communication skills.
- A stable, solid work history.
- Be able to resolve conflicts in a professional manner.
- Excellent organizational skills with attention to detail and ability to keep accurate and legible financial records.
- Must possess a valid driver's license, good driving record and vehicle insurance.
