Job Summary
In this highly visible role, the Operations Analyst will provide day-to-day support for the Operations Team in the financial analysis of the real estate portfolio through budgeting, forecasting, underwriting, and operational analyses. This role will also assist in the development of community/portfolio performance evaluations by gathering and summarizing key metrics from various business processes, software and data sources, identifying trends and reporting results to the operations group.
Your Impact and Job Responsibilities:
- Financial Analysis: You will work closely with the Operations Team to analyze revenues and expenses as well as present findings to make informed business decisions that will maximize net operating income. You will also provide detailed analysis for underperforming assets on a monthly basis to track trends and report on improvements and regressions of financial and service metrics. You will analyze new lease and renewal data within the rent optimizer program and the property management system to determine replacement rent growth.
- Reporting: You will assist in developing and creating performance reporting in Power BI for various needs throughout the Operations and Capital departments. You’ll also create and manage existing custom reports utilizing data from various operating systems including LRO, Yardi, Radix, Vena, and others that will be used by the revenue and operations team to identify trends.
- Budget Process: You will assist in the reforecasting and budgeting process for our entire portfolio, including but not limited to benchmarking data for performance, creating adhoc reports, and assisting with the initial setup. You’ll also provide assistance to the Capital Program Management Team by tracking spending and variances and assisting in the management of reforecasting capital improvements for the portfolio during budgeting and reforecasting.
- Acquisition and Disposition Due Diligence: You’ll participate in the acquisition of deals through the due diligence process, gathering and analysis of information and creation of operations underwriting budgets. You will also assist in the disposition process by analyzing financial status, recommending areas for opportunity and working with the operations team to ensure that all diligence requirements are available and accurate.
- Overall: You’ll be an excellent teammate who embraces the Waterton Way and helps deliver departmental and organizational goals, including sharing best practices on process improvement and refining new Standard Operating Procedures (SOP’s).
What You’ll Bring- Desired Skills and Experience:
- Bachelors Degree preferably in business with an emphasis in Finance, Economics, or other relevant field
- Ideally 1-3 years of analytical and/or financial experience
- Advanced skillset in Microsoft Office to include Excel, Word and PowerPoint, including the ability to create macros, pivot tables, and lookup formulas. A basic knowledge of Power BI and/or Microsoft SQL Server is a plus.
- Basic knowledge of budgeting and forecasting software and processes
- Professional communication skills, both verbal and written
- A highly technical/analytical focus with the ability to make quick decisions on fact-based analysis
- Ability to absorb a high volume of information from different team members and distill it down to the most important takeaways and action items
- Strong analytical and investigative skills, strong attention to detail
- Must have the ability to travel up to 25% when business needs arise.
